Electrical and generator maintenance technician

Position summary
The Electrical and Generator Maintenance Technician is responsible for the day-to-day management and operation of an assigned office building, while also serving as a member of the maintenance team with specialized responsibility for electrical systems, standby generators, and building services equipment.
This role combines property management, tenant relations, supervision of support staff, building inspections, reporting, and hands-on maintenance work. The assigned building shall remain the employee’s primary responsibility. When building management duties permit, the employee may also be assigned to electrical and maintenance work at other company properties.
Key responsibilities
A. Building management responsibilities
Building operations
The Electrical and Generator Maintenance Technician will be responsible for ensuring that the assigned property is properly maintained, safe, clean, and professionally managed.
Key duties include:
- Conducting daily inspections of the building and surrounding grounds.
- Ensuring all common areas are clean, safe, and well maintained.
- Monitoring the condition of building systems and reporting defects promptly.
- Ensuring compliance with company policies and operating procedures.
- Maintaining a professional appearance and environment within the property.
Tenant and customer relations
The employee will act as the primary contact person for tenants and visitors and will support the smooth handling of tenant-related issues.
Key duties include:
- Serving as the primary point of contact for tenants and visitors.
- Receiving and responding to tenant complaints and maintenance requests.
- Following up to ensure tenant issues are resolved satisfactorily.
- Coordinating tenant move-ins, move-outs, and access requirements.
- Maintaining positive relationships with tenants and service providers.
Supervision of site staff
The employee will supervise support staff assigned to the property and ensure that daily duties are performed to the required standard.
Key duties include:
- Supervising security guards, cleaners, gardeners, and other site personnel.
- Monitoring staff attendance and performance.
- Ensuring assigned duties are completed to the required standard.
- Reporting staffing issues and disciplinary concerns to management.
Contractor coordination
The employee will coordinate and supervise contractors carrying out works at the property.
Key duties include:
- Supervising contractors performing work on the property.
- Verifying that work is completed according to specifications.
- Ensuring contractors comply with safety requirements.
- Reporting progress and completion of contracted works.
Utilities and reporting
The employee will assist in monitoring utility usage, maintaining records, and preparing reports for management.
Key duties include:
- Recording electricity, water, and generator meter readings.
- Monitoring utility consumption and reporting unusual trends.
- Assisting with rent, service charge, and utility follow-up when required.
- Preparing weekly and monthly building reports.
- Maintaining maintenance logs and building records.
Stock and asset control
The employee will help safeguard company tools, equipment, spare parts, and maintenance supplies.
Key duties include:
- Monitoring maintenance materials and spare parts inventory.
- Requesting replenishment of essential maintenance supplies.
- Safeguarding company tools and equipment assigned to the property.
B. Electrical and generator maintenance responsibilities
Generator maintenance
The employee will be responsible for ensuring standby generators are regularly inspected, serviced, and kept in reliable working condition.
Key duties include:
- Conducting daily, weekly, and monthly generator inspections.
- Checking oil levels, coolant levels, fuel systems, batteries, and belts.
- Performing routine generator servicing according to manufacturer schedules.
- Testing automatic transfer switches.
- Maintaining generator maintenance records and service logs.
- Coordinating major repairs with external specialists when necessary.
- Responding promptly to generator breakdowns and power interruptions.
Electrical systems
The employee will support the maintenance, troubleshooting, and repair of electrical systems within company properties.
Key duties include:
- Troubleshooting electrical faults within company properties.
- Repairing and replacing switches, sockets, breakers, lighting fixtures, and wiring where authorized.
- Monitoring electrical panels and distribution boards.
- Identifying electrical hazards and recommending corrective action.
- Ensuring proper operation of emergency lighting systems.
- Assisting in planning preventive electrical maintenance programs.
Building services maintenance
The employee will assist with general building maintenance and minor repair works as required.
Key duties include:
- Assisting with plumbing repairs and minor water system maintenance.
- Performing door, lock, and hardware repairs.
- Carrying out painting touch-ups and minor finishing repairs.
- Assisting with air conditioning inspections and filter cleaning.
- Supporting maintenance activities at other company properties as assigned.
Preventive maintenance responsibilities
The employee will help reduce equipment failures by carrying out regular inspections and planned maintenance activities.
Key duties include:
- Conducting regular inspections to identify maintenance needs before failures occur.
- Implementing preventive maintenance schedules.
- Maintaining accurate maintenance records.
- Recommending equipment replacement or upgrades when appropriate.
- Monitoring the condition of generators, electrical systems, pumps, and other building equipment.
Health and safety responsibilities
The employee will be required to observe safety procedures and support emergency preparedness at the property.

- Following all company safety procedures.
- Ensuring safe use of electrical equipment and tools.
- Reporting unsafe conditions immediately.
- Assisting in emergency response activities.
- Ensuring fire safety equipment is accessible and functional.
- Participating in emergency preparedness drills.
Qualifications
Education
The ideal candidate should have:
- Diploma or Certificate in Electrical Engineering, Electrical Installation, Electromechanical Engineering, Power Systems, or a related technical field.
Experience
The ideal candidate should have:
- Minimum of 3 years’ experience in electrical maintenance, generator maintenance, or building services maintenance.
- Experience managing or supervising a commercial or residential property, which will be an added advantage.
- Experience with standby diesel generators, which is strongly preferred.
Technical skills
The ideal candidate should have strong technical knowledge and practical ability in building and electrical maintenance.
Required technical skills include:
- Generator maintenance and troubleshooting.
- Electrical fault diagnosis and repair.
- Preventive maintenance planning.
- Ability to read electrical diagrams and technical manuals.
- Basic computer skills, including Microsoft Word and Excel.
- Ability to prepare written reports.
